When and how do I pay for my inspection?

Your initial and first re-inspection invoice will be generated once your application has been reviewed. Any follow-up inspections are billed once the property is certified. Please do not mail in payment without first having received an invoice. You may pay your invoice online in STREAM. If you choose to mail payment, please include the CR# and property address you are sending payment for. When mailing put: "Attn: Rental/Building Dept.​"

When does the CofC expire?

The certificate expiration date is 2.5 years from the last physical inspection of the cycle. If the property complies on the first inspection, where a re-inspection is not needed, a bonus year will be added. For a total of 3.5 years from the date of compliance.

Please note: it is the owner/agent's responsibility to maintain a record of their rental property's certificate expiration dates and to contact the city PRIOR to the expiration to begin the next inspection cycle.

How do I verify there are permits obtained for work or th​​at there have been inspections on my rental property?

All permittable​ work at a rental property must​ be completed by a state-licensed contractor. Please visit www.a2gov.org/building​ or contact the building department for more information.

You can check all permit and rental information on the city's online permit tracking system, eTRAKiT​ or STREAM​.​

1. If you know the permit number of the specific permit you wish to view, you can search by permit number. If not, you can search by address. (​​TIP: when searching by address, do not use any punctuation or ST, DR, or AVE​). For instance, for 301 E. Huron St., type only "301 E Huron" ​or any part thereof and click search. ​​

2. The results will contain all permits pulled under that address. All building permit records go back to April 2001. All rental records ("CR" = Certified Rental) have attachments dating back to the 1980s.​

3. Select the permit you wish to view​.

4. Use the tabs to find information ​pertaining to the property. 

      4a. You may view, but not make changes to, contacts and inspections. All contact ​information must be done via the submission of a Property Update & Registration Form. To schedule or make changes to inspections, you must contact the rental housing services administrative staff.

      4b. Inspection notices, inspection reports, Certificates of Compliance, and more are found under the "Attachments" in the CR.  Certain documents or reports are viewable only to the contacts that are listed.

What does it mean if my property is posted as noncompliant?

Our office will post a property as noncompliant for a few possible reasons.

  • ​The owner/agent failed to meet the inspector at a designated inspection two or more times.
  • The owner/agent failed to make the necessary corrections cited from the insp​ection within the required timeframe.​
  • The owner/agent has failed to register the property as rental after repeated attempts to contact them via email and US Postal Service.
  • Pursuant to Section 8:516(4) of the Ann Arbor Municipal Code: "No person shall lease or otherwise make a dwelling or rooming unit available for occupancy if, a Certificate of Compliance is not in effect for the unit". Failure to secure the appropriate Certificate of Compliance may result in enforcement against the property. This includes any type of advertisement, listing, or occupying the property as a rental.
Tenants are not required to vacate the unit/building if posted, but they may elect to put their rent money in escrow until the posting is removed by a City of Ann Arbor Rental Housing Inspector. 

Very rarely, a building/unit is posted for life safety violations that may require the tenant(s) to vacate the premises.  You will be notified by our office if this is the case.​​​​

Nobody can remove the posting under any circumstances.  You are required to contact our office as soon as possible to schedule an inspection.  Our office will conduct the required inspection, if all the violations have been remedied the posting will be removed by the inspector.
