The Ann Arbor Housing Commission (AAHC) Section 8 Housing Choice Voucher (HCV) Program offers

Property owners and landlords can list unit availability for rental by Section 8 participants. The Unit Availability Sheet provides you with the opportunity to post your unit for our clients to view in a Property Listing Book. You can drop off or mail the completed form to our office at:

How Does It Work:
The HCV program forms a partnership between tenants and landlords.(GOsection8.COM has more information.) Eligible applicants use vouchers to lease property from participating landlords. The Housing Choice Voucher Program is a program of “choice.” Prospective tenant will contact property owners for rental information. AAHC encourages you to screen each applicant the same way you would screen other applicants. The landlord may charge fees that are applicable to non-participating applicants.
Once the screening criteria is completed and the prospective tenant is cleared, the following forms must be completed:
Other documents must be submitted to complete the processing of Housing Assistance Payments (HAP): valid driver’s license, and proof of ownership, blank lease, and property management agreement (if you select not to manage the unit).
At this time, AAHC will determine if the requested rent is reasonable compared to rents of similar units in the area and deterimine if the tenant portion does exceed 30 percent of the household income. AAHC may ask to negotiate lower rents if these items fail, there is no obligation. Once this process is complete the unit must meet HQS Initial Unit Inspection. AAHC will request a Housing Quality Standards (HQS) Inspection for the unit from our inspection contractor. The unit must pass this inspection before the family is permitted to occupy the unit.
After the unit has passed inspection:
- Execute a lease agreement with your tenant.
- Provide our agency a copy of the lease agreement.
- Then, the family can move in.
Payments:
- AAHC will retroactively begin its HAP approximately 45-60 days from the date of move in (Direct Deposit is available).
- The family pays their portion of their rent (approximately 30%) to you directly.
- The family is 100% responsible for the security deposit.
